Heritage work is a specialty in the contracting trade because most of the rules of modern construction don't apply. Lime mortar instead of cement. Lath-and-plaster instead of drywall. Single-pane sashes that have to be restored, not replaced. Inspectors who answer to Heritage Toronto as well as the building department. We've done this work for a decade and know which battles to fight, which materials to source from where, and which methods are non-negotiable.
What we handle
Facade restoration
Brick and stone repair, tuck-pointing in lime mortar, replacement of damaged units in matched material.
Window restoration
Sash window restoration with proper weights, glazing, and weatherstripping — keeping the original sash where Heritage Toronto requires it.
Plaster restoration
Lime plaster repair, ornamental cornice and ceiling rose restoration, lath replacement where structural.
Wood and millwork
Trim restoration, door and frame repair, custom replication of missing pieces from the original profile.
Heritage-conformant additions
Where additions are permitted, designed to match the original elevation in massing and detail.
Notes from the GTA
- Heritage Toronto's review process can add 6–12 weeks to a permit; we file early and document carefully.
- Lime mortar work requires applicators with hours on the trowel — we work with two GTA specialists.
- Window sash restoration is almost always cheaper than replacement when done properly, and Heritage Toronto frequently requires it.
- Insurance carriers sometimes restrict heritage-home coverage; we coordinate with them when full mechanical replacement is part of the scope.
Heritage homes are inheritance. We restore them to keep being one.
