What we handle
Feasibility and zoning
We confirm whether your property is eligible for a laneway house or garden suite under the current Toronto by-laws, model the maximum buildable footprint, and tell you what is achievable before you commit a dollar.
Design
Our interior design studio draws the plans, the lighting, the millwork, and the material schedule. The suite reads as architecture, not as a backyard shed.
Permits
We carry the building permit application, including the Committee of Adjustment work if your property requires it. We respond to Plans Examiner comments and we close the file.
Construction
Foundation, framing, mechanical, finishing. Built to the same standard as a main-house renovation, on a back-yard schedule.
Furnishing and handover
On most of our laneway and garden suites we also coordinate the appliance package, the soft goods, and the move-in. The suite is rentable or liveable the day the keys turn.
Notes from the GTA
- Toronto's garden-suite by-law allows a second dwelling on most low-density residential lots without requiring lane access, subject to the as-of-right rules and any property-specific overlays. We confirm eligibility before we quote.
- Cost, schedule, and rental potential vary widely with lot size, soil conditions, access, and finish level. We provide an itemised estimate after the feasibility step rather than quote against a generic range.
- Construction follows permit issuance. Permit review times vary by municipality and by application complexity.
